I have found "derecho de llave," for which the translation "lease premium" would work in my context. I would just like to confirm that "derecho a llave" is the same thing.
This is from a Chilean lease agreement for an office:
La Arrendadora no ha cobrado derecho a llave a la Arrendataria. Se conviene que esta última no podrá solicitar al término del contrato, ni a la Arrendadora ni al nuevo arrendatario o adquirente, cantidad alguna por este concepto.

Following some investigation, and a look at a previous ProZ question, this is my suggestion. The reason I don't say goodwill is that goodwill is associated with premises, so cannot be separated, from example, from the location of teh premises. Which is why I say 'goodwill payment', i.e. a compensation for any goodwill added to the premises by the actions of the person who used it.
On the other hand, the INTENTION of this clause is to ensure that the person accepting this contract cannot claim/acquire ANY rights of any kind (if you are specified not to be a tenant or owner, then logically you have no rights protected by law in terms of your occupation of a place), so that's why I suggest, as an alternative, (this contract shall in no way endow any tenancy or ownership rights, nor any other intangible benefit).
Before 1995 Costa Rica’s rental laws were designed to protect tenants 100 percent, which made it almost impossible for a landlord to throw out even the worst deadbeats or get a fair rental price for the property. These old laws were created in the early part of the 1900s because the world wars made for a difficult time for most Costa Rican citizens, and the Costa Rican government felt an obligation to protect them. A stricter law protecting landlords was passed in 1988 but was almost immediately found unconstitutional by the Sala IV, Costa Rica’s constitutional court. So everything went back to the way in was in the old law.
The phrase representing the legal entitlement called ****derecho de llave, or key right**** was widely used in Costa Rica. This legal right was commonly sold representing a tenant’s time in a location. This was especially important to businesses where a key right could be worth tens of thousands of dollars and in very special cases, hundreds of thousands.

Goodwill is a perceived additional intangible value associated with a business.
It\'s absolutely crucial at this stage to be sure we are talking of commercial premsises .......
