neutral Hannah Geiger (X) : the tenant accepts tenancy...the tenant accepts the apartment ...he has already paid rent, otherwise he could not be in tenancy...IMO...

I have abstained from the 'leases', if a lease is signed by lessee and the lessor, then the verb 'to lease' seems redundant
