Landlord will install emergency exit lighting at all exit doors to shell condition, per local code. Tenant is responsible for installation of any ancillary exit lighting required to suit Tenant's interior fixturing, per local code

yes, it's the "condition" of the whole rented unit - it's just "a shell", basically bare walls.

neutral Tony M : I think here they're talking about the shop unit etc. being rented out as an 'empty shell' — but this doesn't necessarily mean at the original buildign stage; it could be a subsequent let.

agree B D Finch : Re Tony's comment above, I disagree and think this has to be for an initial let after construction works. It is essential to correct the header term to "condition", not "conditions".

disagree Tony M : 'conditions' does not mean 'cahier des charges' in this context, where 'condition = state; and 'shell' only = 'gros œuvre' in certain specific context (i.e., generally, when building a new construction; this doesn't appear to be the context here (letting)
