Provide a 200 amp, and 347/600 volt electrical feed thru a 24 circuit panel equipped with a main breaker switch (Siemens, Cutler-Hamer or Square-D), including a 112.5kva transformer suspended to the structure of the Leased premises feeding a 200 amp 120/208 volt, 3 phase, 4 wire service terminated in an 84 circuit blank panel a splitter and a 30 amp disconnect and connection to HVAC unit(s), terminated at a location in Leased premises stipulated by the Tenant. Landlord will install emergency exit lighting at all exit doors to shell condition, per local code. Tenant is responsible for installation of any ancillary exit lighting required to suit Tenant's interior fixturing, per local code

: I think here they're talking about the shop unit etc. being rented out as an 'empty shell' — but this doesn't necessarily mean at the original buildign stage; it could be a subsequent let.

: Re Tony's comment above, I disagree and think this has to be for an initial let after construction works. It is essential to correct the header term to "condition", not "conditions".

: 'conditions' does not mean 'cahier des charges' in this context, where 'condition = state; and 'shell' only = 'gros œuvre' in certain specific context (i.e., generally, when building a new construction; this doesn't appear to be the context here (letting)
