I have a rental contract from the Dominican Republic that doesn't appear to have been written by a lawyer. The whole thing sounds amateurish and is replete with grammatical errors and spelling errors, and the absence of punctuation is appalling.

Given that, here is the phrase in question:

La fiadora solidaria, sin recurrir a la excusión, se compromete a continuar siendo FIADORA SOLIDARIA hasta el momento de la terminación del presente contrato, con sus respectivas ****renovaciones preconductivas,*** y queda formalmente convenido entre las partes que el fiador solidario continuará en esta calidad obligado frente a el propietario en lo que respecta al cumplimiento de las obligaciones de el inquilino ...

automatic renewals

The word "preconductiva" hardly shows up in any searches, and nearly all of them appear to be from Dominican Republic, so my thinking is that it may be a regional misunderstanding of the word "reconducción," as in "tácita reconducción" which relates to the automatic renewal of leases or rental agreements if no new agreement is signed.

I may be wrong, but it seems the most logical interpretation here, considering the paucity of references to the word "preconductiva". Maybe it would be worth suggesting this interpretation as a translator's note in your translation rather than simply translating it this way.

prearranged/applicable renewal

"CONDUCTIVO" means that is suited to transmit electricity and "PRE" is a previous condition. Even though "RECONDUCCIÓN" is a concept that implies an atomatic renewal, the concept of "TÁCITA RECONDUCCIÓN" means that during the rental term, when the lease reaches its contractual end date, if the tenant hasn't give the house keys or the landlord hasn't asked for the tenant to leave the premises within the next few days (15 days in Spain and México, I am not sure about other countries) the contract gets renewed. In this case, if you know that the renewals are not specified in the contract, then it's an automatic renewal, but if it's expressed in writing in the contract, then its not implicit. Its arranged, and may or may not be atomatic, it may need validation of some sort. To make it sure, I would only put APPLICABLE RENEWALS, but if you are sure that its not implicit, then you have PREARRANGED RENEWALS
