: This is "うわものしせつ." Although I checked several print JP-JP dictionaries, I do not find that explanations for "じょうもの" mean the same as "うわもの." Besides that, 上物施設 means not a sort of "premium" facility but mere a construction built on a site/facility.

Generally, RE transactions are either of "land" or "land & improvements".
荷役機械、管理棟、ゲート are all "improvements to the land", "land improvements", or simply "improvements" to make the land ready for use. Hope this helps.
